Chitose City Leads Nationwide Land Price Increases – Driven by Semiconductor-Related Demand
In the 2025 official land price survey for Hokkaido, Chitose City dominated the top three positions for commercial land price growth nationwide. This surge is attributed to the increasing demand for land driven by the upcoming operations of Rapidus (Tokyo), a next-generation semiconductor manufacturer. The acquisition of office and hotel sites has accelerated, and industrial land is gaining attention as production and logistics hubs for related companies. This trend in land price increases is also spreading to Tomakomai City, a key logistics hub in central Hokkaido, and Ishikari City, where data centers are concentrated.
The most notable increases in commercial land prices were observed in three locations in central Chitose City: "Saiwai-cho 3-19-2," "Chiyoda-cho 5-1-8," and "Nishiki-cho 2-10-3." All of these locations are near JR Chitose Station, in an area lined with hotels and restaurants.
Additionally, the highest residential land price increase nationwide was recorded in Furano City at "Kitanomine-cho 25-11," with a 31.3% year-on-year increase. This rise is attributed to the growing popularity of the area as a tourist destination and the increasing demand for accommodations and vacation homes.
The expansion of logistics warehouses and semiconductor-related factories has also led to a notable increase in industrial land prices nationwide. According to Chitose City, 93% of the 11 industrial parks in the city have already been sold, with negotiations ongoing for the remaining lots. The city is planning to develop new industrial parks and intends to raise the selling prices of existing ones, which is expected to drive land prices even higher.
This upward trend in land prices is also affecting neighboring municipalities. In Tomakomai City, the average increase in industrial land prices surged from 0.1% in the previous year to 3.8%. Real estate appraiser Takahashi Sosei explains that the logistics industry is working to optimize operations in response to the 2024 labor regulation changes that restrict truck drivers' overtime hours. This has accelerated the construction of new warehouses as companies seek to consolidate their distribution hubs.
Moving forward, land price trends in central Hokkaido, particularly in Chitose City, will continue to attract attention, driven by the expansion of semiconductor-related businesses and increasing logistics demand. Furthermore, the growing tourism and resort industry necessitates ongoing monitoring of residential land prices in Furano City and other major tourist destinations.
